utilised for combinable crops or left fallow.

There are no services to the land. Public footpaths
intersect the land.

Sporting Rights

The sporting rights are reserved to the landlord over the
subject land areas and are fully let on a long term
agreement.

Basic Payment Scheme

It is understood the land is registered on the Rural Land
Registry and the outgoing tenants have historically
claimed the Basic Payment Scheme (BPS) from the land.
There are no BPS entitlements available as part of this
letting.

Repair and Maintenance

The tenant is responsible for the repair and
maintenance of existing boundary hedges, fences, field
drains, ditches and associated works.

The boundaries on the location plan are strictly for

Drainage

The tenant is fully responsible for maintaining the drainage
