The land comprises of a single block of high-quality fen peat soils, suitable for cropping a wide variety of crops and fresh produce. The land is Grade 1 under the Agricultural Land Classification Map of England and is peaty with some sand, high in organic matter and free draining with little stone content. The land is not fenced and is bound to the west and south by an open ditch.

The land is currently down to Spring Barley and will be left as overwinter stubble for the incoming tenant.

Access to the land is from Charlottes Lane or off Doctors Lane.
