The plot extends to 0.04ha. (0.10 acres) or thereabouts and at the time of submission, the plot was located within the Settlement Boundary, as defined within the West Lancashire Local Plan (2006) and the principle of residential development was acceptable. The objective was to obtain planning permission for a substantial detached four bedroom property and detached double garage of high quality design in a rural location, on the edge of the Green Belt boundary.

Acland Bracewell instructions comprised a fully comprehensive planning service, from the commencement of the planning process, including strategic advice, engagement with the Local Planning Authority during pre-application advice, management of the planning application, through to submission. This comprised co-ordination and management of technical consultants, including architect, ecology, flood risk and drainage, which informed the overall design scheme, preparation of Design and Access Statement, Planning Supporting Statement and associated documentation.

Acland Bracewell successfully obtained outline planning permission and approval of details reserved by conditions were subsequently discharged by Acland Bracewell for and on behalf of the client.

Using our Property Agency professional service, we were instructed to sell the plot, with the benefit of planning permission.
