The site extends to 1.90ha (0.78acres) or thereabouts and at the time of submission, the majority of the site was located within the Settlement Boundary, as defined within the West Lancashire Local Plan and the principle of residential development was acceptable. The objective was to obtain outline planning permission for new homes of a high quality design, incorporating public open space provision to the frontage of the scheme.
Acland Bracewell instructions involved a strategic approach to this development. Following the strategic promotion of the lands through the West Lancashire Local Plan Review, on behalf of their client, an outline planning application for residential development was progressed, engaging with the Local Planning Authority through pre-application advice, co-ordinating and managing technical and planning consultants, which informed the overall design, through to submission.
Community engagement was an important aspect of this development and working collaboratively with the existing stakeholders, a comprehensive development that addressed any concerns of the local community was formulated.
Outline planning permission for 17 new homes, together with open space provision was successfully obtained and using our Property Agency professional service, Acland Bracewell were instructed by the client to sell the site with the benefit of planning permission.
