The plot extends to (0.25 acres) or thereabouts and is situated within the Green Belt and has been used for agricultural purposes. Following the previous occupier’s vacation, Acland Bracewell were instructed to provide strategic advice on options available for the future use of the site. Given the limitation in the existing building for modern agricultural purposes, instructions were received to submit an application to change the use of the building to B1/B8 Uses under the Town and Country Planning (General Permitted Development) Order 2015 (As amended).
Following successfully obtaining approval for the building’s change of use to B1/B8, Acland Bracewell were then instructed to submit a full planning application for the demolition of the existing buildings on site, and construction of a modern, purpose built portal frame building, together with associated parking.
Acland Bracewell instructions comprised a fully comprehensive turnkey service including planning, design and construction administration, from the commencement of the planning process, including strategic advice, engagement with the Local Planning Authority during pre-application advice, management of the planning application, through to submission. This comprised co-ordination and management of technical consultants, including architect, ecology, flood risk and drainage, which informed the overall design scheme, preparation of Design and Access Statement, Planning Supporting Statement and associated documentation.
Acland Bracewell successfully obtained full planning permission and have been subsequently instructed to seek tenders for the build and administer the site’s construction though to completion.
Acland Bracewell were also instructed to source a new tenant for the site, which has been successfully secured, and occupation will take place on completion of the build.
