The proposal sough to convert the existing brick built barn (225m2) on the client’s agricultural holding to a single residential dwelling, together with the demolition of the existing agricultural buildings, on the basis they were no longer fit for purpose. The client’s brief included the provision of an oven ready planning permission, with as minimal pre-commencement conditions, to facilitate development as soon as feasible.

Acland Bracewell’s instructions comprised a fully comprehensive planning service, from the commencement of the planning process, including strategic advice, engagement with the Local Planning Authority, management of the planning application, through to submission. This comprised co-ordination and management of a range of technical consultants, which informed the overall design scheme, preparation of Design and Access Statement, Planning Supporting Statement and associated documentation.

Acland Bracewell successfully obtained full planning permission and approval of details reserved by conditions were subsequently discharged by Acland Bracewell on behalf of the client, together with advice on Community Infrastructure Levy (CIL) on a self build scheme.

We were also instructed to provide advice on the barn’s disposal, without prejudicing the operations of the farm, given its positioning and acted in relation to the transfer.
