Acland Bracewell were instructed to obtain Prior Approval for the erection of an extension to an existing agricultural building, to form a dedicated agricultural spray and washout facility.

The proposal comprised a 30m x 12.26m steel-framed building with a fibre cement roof and Juniper Green cladding, providing a safe, compliant space for housing a self-propelled sprayer and carrying out washout and loading operations.

The site, which extends to over 94 hectares of Grade II agricultural land, lies within the Green Belt. Careful consideration was given to permitted development rights under Part 6, Class A of the General Permitted Development Order. The Council confirmed that the scheme met all requirements, including siting, scale and agricultural necessity.

Wigan Council concluded that the extension was appropriate in design, scale and use.

This outcome has enabled the farming business to enhance its operations while maintaining compliance with planning policy and environmental standards.
