The whole of the lands extends to 104 acres (42ha) or thereabouts, the principle of which is held within our client's ownership, extending to circa, 51.52 acres (20.85ha) together with four smaller landowners. The lands had been Safeguarded for future development under saved Policy GB2 of the Replacement Wigan Unitary Development Plan (UDP).

Acland Bracewell Surveyors instructions involved a strategic approach to this development. Through community engagement, co-ordinating and managing both technical and planning consultants, our clients lands were promoted as a sustainable Broad Location for housing development in the emerging Wigan Core Strategy. Significant technical work was undertaken in order to demonstrate the lands are both suitable and deliverable for major development, focusing on the appropriateness, availability and feasibility of the land being developed  for housing to help deliver Wigan's housing need over the plan period and beyond. 

Both a Development Framework and Masterplan were submitted to the Core Strategy examination. Wigan's Core Strategy was formally adopted and successfully included East of Atherton as a Broad Location for 450 dwellings during the plan period up to 2026, with employment on the lands outside our client's ownership situated to the south. The current Strategic Housing Land Availability Assessment (SHLAA) identifies the lands delivering 600 dwellings during the plan period.
